Shortsales galore
We continue to close shortsales and list more daily. We have listed 5 this week with 4 being investment property that all cashflow.The other one is a gorgeous property on Seville LN in coram that the people are underwater and cant afford the payments now which is a sad but typical scenerio. loan Remodifications have overall been a bust but some are happening. I know of multiple people who are on their 6th and 7th attempt at modifing their loan without success. TWO AWESOME SUCCESS STORIES
We have done it again. We successfully closed the beautiful high end home on west bowmen in stillwater estates in Kalispell via our shortsale system. This was a very complicated and tough sale because it had a large second on it but we pulled it off with the seller being released of all liability after closing. There was approx. 300k owed on the first and 80k on the second and at closing the banks released the seller from owing anything and they cant come after him down the road.This is so sad in one aspect because the seller had his heart and soul in building this tremendous home but he fell prey to the economy and was underwater and would have lost the home to foreclosure if we wouldnt have gotten the shortsale done. But we did and now he can buy a home within 2-years instead of 7-10 years if he would have had a foreclosure on his report.
The second story is we stopped the foreclosure on a home two hours prior to it selling on the courthouse steps.This home was in the Kila area and is an incredible deal that is being shortsaled but the bank had not responded before the foreclosure date. We stopped the foreclosure so we could continue the sale. This is tough because alot of banks wont intertain stopping it until 48 hours prior to like this bank but you have to know who to call and what procedures to follow to get it done. our team has this down to a science and we have been successful multiple times just in the last few months.

We are at the northwest montana fair in kalispell spreading the word of Real estate here in Montana. Its hot and lots of people but fun as I enjoy doing this. Banks are becoming more efficient
Our shortsale team closed 6 shortsales in the Kalispell in the month of June and have more that will close in July and August.The last 3 that we started the process on took only 4 weeks give or take a few days from the date we got the offer until it closed. This is a huge improvement from the 4-6 months it was taking this spring. Why you ask? First and foremost because the loan institutions are being forced by congress to speed things up and to become much more efficient. Sales looking up in california-good for Montana
In the San Diego union Tribune a recent article had medium home prices rose by over 15% from last year this spring.The medium price rose to $285,000 which means move up homes kicked in to broaden the market beyond low cost starter homes. The article said that economists read the latest figures as indicators that the housing plunge is mostly over.This was for the vast majority of southern california.
We lag behind awhile here in Montana so it will be some time before we feel it but those price homes and up are the people who come to Montana. This is good news and last month I was talking to my Brother-in law who is in the buisness and it has really picked up sales wise in western Washington this is all good news for us as things are starting to pick up in the areas we rely on for our buyers---call for info about any and all real estate--Digger--250-7667

banks are speeding up shortsales
In the course of working on many distressed and shortsale transactions we are finding the banks are becoming more efficient and responding much faster then in the past. With a combination of pressure from the goverment and with the banks having to create systems to handle the mass amount of these type of property the process is becoming much quicker. We are finding it to be around 45 to 60 day response either being accepted,rejected or counteroffer by the banks. Most are accepted if they are with in reason and the banks are taking huge hits on alot of these homes and land.
